Lower admin fee?

Has anyone been able to negotiate a lower admin fee than the astronomical fee (£376 I hear) Foxton's charge? I am going to look at some rental properties with Foxtons tonight but I have no intention of paying that much for essentially nothing. Other agents I've seen have either had no admin fee, or agreed to waive it (they just charge £50 or so for reference checking).

You may be able to get a bit off but you will have to really work for it as thats what their working for. We didnt manage it but I dont think we tried hard enough. The thing you really have to haggle on is the rental price, they are always inflated.

On a seperate note I really would advise using a different agency, I am in my second year with them and while for the most part I am happy with my rent and my flat when something does go wrong the property managment dept are impossible to deal with, even when you have serious structural issues (in my case the roof). We are now moving simply because of the stress of dealing with the property mangement part of Foxtons.

If you do decide to go with them make sure you keep meticulous records of all your dealings with them, double and triple check and follow up everyphone call in writing/email and keep a log of who you speak and when.

yeah the best way to get your money back is to really haggle the rental asking price down, even if they reject your offer, walk away, they'll come running back the next day. However watch out when you sign the contract they might increase the monthly rate saying some months have more days than others, make sure what you sign for is your offer, if they come up with some dippy story again walk out the door, They'll chase after you!! The references are £50 per person.

The reason agents charge this is that Landlords keep negotiating down to the lowest fee possible. So they have to recoup money from the Tenant.

Ultimately, the service gets worse as the agent can't afford the infrstructure needed when your property has a problem.

 You can't pay a low fee AND get a good service. The world doesn't work like that.

YOU DONT WANT TO PAY, NEITHER DOES THE LANDLORD.

How does the agent make any money?

I don't like Foxtons but, if you look on their site, you do it for the great property details. Those details cost money. You are paying for an easier experience.
