Fictional guarantors

Promised a guarantor by the lettings manager of Foxtons in Kingston, David Knowles. Tenant wrecked the flat and left the country with no notice. David Knowles denied promising any guarantor. Landlords beware: Do you want to be using a company that will say ANYTHING to get your money off you whether true or not?

Mr David Knowles in Foxtons Kingston ( Mr Lier )

I too have been told several lies by Mr. Knowles. Firstly we agreed a rent increase in my contract at the end of the first year, only to find that once i requested the increase i was told " there is no such clause in the contract" - I was never sent a Tenancy Agreement! Since then i have met a girl who worked for Mr Knowles lets say her name is V - She tells me it is very common practice for Mr Knowles to instruct his trusted employees to switch contract pages and make "details" dissapear. Aparently they do this is their fancy copiers. Second Lie was once the tenant moved in he asked me why did i want a 3 years contract, i told my tenant i didn't "Mr Knowles told me you would only do the deal if i agreed a 3 year managed tenancy". The tenant assured me this is was not the case and that he too was told ( not by Mr Knowles but the negotiator ) that the Landlord ( myself ) would only do the deal if he would sign up for 3 years. I am now seeking legal advice as both myself and my tenant would have been more than happy to do a 1 year contract. They are also charging me for 3 years worth of commission upfront which means i have no income for several months ! Mr Knowles management scam works in a very simillar way V tells me - He lies to the Landlord by saying the tenant will only take the property if Foxtons manages the tenancy which of course my tenant assures me was never the case. V tells me it bumps their upfront fee from 11% of the entire revenue to 17% of it if they get a managed deal, i am told by Mr Knowles " that i can of course, cancel the management by giving 3 months notice, but would still have to pay for this period, again V says its common practice for Mr Knowles to do this. Out of the huge income they take from you their negotiator gets 10% of it and points towards a Trip to Europe somewhere ! ! ! and points towards their next fancy car ! Its outrageous ! DO NOT USE MR KNOWLES IN FOXTONS KINGSTON - THIS MAN SHOULD BE IN PRISON !

Hi all, I also have the exact same thing. That the deal would only go through if i agreed a 2 year managed tenancy". The tenant assured me this is was not the case and that he too was told that the Landlord ( myself ) would only do the deal if he would sign up for 2 years and managed! And for the managed rental service, foxtons do not do anything!!!! I can't wait to get out of my contract with Foxtons.

Re your two year contract

If your unhappy with your property being managed by Foxtons then why can you not simply issue a months notice stating that you no longer want them to manage your property as this can be done with any agent?

If you read my comment you will see that im giving some sound advice which is that all you have to do is issue one months notice so that you take back the management of your property. Just because you have a two year tenancy it doesn't mean that you are tied in to use any agent for that period, and I have never heard of anything so stupid as a being tied in for two years of property management with any company as this actually goes against British property law so why not just issue notice and take over the management yourself if you really want nothing to do with them.
