2 years commision

My property has been let by Foxtons for 2 years and 2 years commission has been deducted at scource - this isn"t right is it

 

- I totally agree, they should charge their fee as a percentage of the annual rent, not as a percentage of the rent for the total length of term.  It is no more difficult or time consuming to let for 2 years rather than 1 year. It is a scam so that they can get double fees.

How else would you expect to pay? Monthly?  It makes sense to me although i understand it's probably a lot of money at once eh?  But soon you'll reap the benefits

If a Letting agent guarantees a term of two years, why shouldn't they take two years worth of fees??

THere is no such thing as a

THere is no such thing as a 2 year tenancy. No letting agent can guarantee this. Any tenant has the right to break after 6 months.

You sound like a real estate agent because of your total ignorance of all things related to property.

They only have the right to break after 6 months.....

...if there is a 6 month break clause but some contracts have a 12 or 18 month break clause and therfore tenants only have the right to leave after 6 months if a 6 month break clause is in place! 

And there is such a thing as a two year tenancy.

It is funny that you state that the poster is ignorant, then go on say something wholly untrue. If you ACTUALLY knew anything about property laws you would know that an Assured Shorthold Tenancy (governed by the Housing Act - annual rents under £25,000) must be a minimum of 6 months, but if you sign a longer contract, ALL parties are commited to the full lenght of the contract unless a "break claues" is agreed by both parties. Tenancies over £480 per week are NOT governend by housing act and are even less restriced. GET YOUR FACTS BEFORE INSULTING PEOPLE - IT MAKES YOU LOOK IDIOTIC.

No one can guarantee

No one can guarantee anything, thats why people use contracts!! they can leave after 6 months if theres a 6 month break clause otherwise they are breaking the terms of the contract. So your wrong any tenants does not have the right to break after 6 months, I´m a solicitor I deal with self righteous people like you everyday. A contract is a contract, deal with it.
