tenant left because management weren't doing their job properly

i recently moved back into a property which had been let (managed for 18months). there were a lot of problems wheni arrived back - things broken, not fixed properly etc etc. i got hold of the tenants number and called him to discuss. he told me he had been "on and on and on to foxtons about the problems and nothing had been done" and thats why he moved out.

 the management guy is supposed to be getting back to me today but has not been great at returning my calls.

 i think i have a good case to take them to the small claims court to recover the money i spent on management (6%) and also for loss of earnings (or similar) because the tenant moved out

any thoughts would be appreciated
